The James Pye & Son Sales
service includes:

Professional
advice on value, recommended marketing strategy and a clear
explanation as to how the selling process works - free of charge.

To put a
property on the market, the senior partner would re-visit to
take full marketing details, including accurate measurements,
colour photographs (often both inside and out) and sketches
for the floor plans which will be included with every set of
Sales Particulars. At the same time, they would collect a spare
key with which they could then escort interested parties around
the property.

A For Sale
board would be erected - in some cases, the listing partner
would recommend that a board not be erected, and in some cases
they would recommend a 'View by Appointment Only' sticker
be added to the board - the choice is however entirely the client's.

The client
(vendor) would be supplied with a draft copy of the Sales Particulars
for their approval, following which the Sales Particulars would
be sent to all suitable enquirers registered on the Mailing
List.

If agreed
with the client, the property would be advertised in the local
press. In some instances, the listing partner may recommend
that there be no advertising of the property, however the subject
would be fully discussed and agreed with the client.

Viewing.
James Pye & Son would hold a spare key and arrange
appointments to show interested parties around the property
- dates and times of appointments are always confirmed in advance
with the clients where properties are occupied.

Progress
Reports. The client is kept up-to-date with progress by regular
reports, either in writing or by telephone.

When
offers for the property are received by James Pye & Son, they
are submitted to the client by our valuer, with the full details
of any conditions attached to the offer and a recommendation
as to whether or not it should be considered.

Following
acceptance of an offer, James Pye & Son instruct
the acting Solicitors and thereafter 'keep an eye' on the progress
of the sale with continuing reports to the client on the purchaser's
mortgage application, survey and Solicitors' actions.

During this
period, the property is regarded as 'Sold Subject to Contract'
although James Pye & Son's view is that nothing
is sold until it is signed for, and thus they are keen to note
other interested parties' details on their files in case of
any problems and the property therefore having to be re-offered
for sale.
- On legal
completion, James Pye & Son monitor the transfer
of purchase monies, ensuring that the keys are only handed out
when the money is in!
